What does a title company do?
A title company confirms who legally owns the property, uncovers anything recorded against it, holds the money in escrow, coordinates with your agent and lender, prepares the closing, and makes sure ownership transfers cleanly and everyone gets paid correctly.
What is title insurance?
Most insurance protects you from something that might happen later. Title insurance protects you from something that may have already happened before you bought — an old lien, a missed heir, a recording error, a forged signature. Coverage terms and exceptions are described in the policy itself.
Why does title matter?
Because you're not just buying a house; you're buying the right to own it without someone else's claim showing up. Clear title is what makes the property yours to keep, refinance or sell later.
What happens between contract and closing?
Earnest money is deposited, a title search is completed, the commitment is issued and reviewed, any issues are resolved, the lender finalizes loan documents, figures are balanced, and your closing is scheduled.
What should I expect on closing day?
Bring a valid government-issued photo ID, plan on roughly an hour, ask every question you have, and expect funds to be sent by wire rather than personal check. Never accept wiring instructions by email without calling a number you already trust to verify them.
