How can Merita help?

Tell her where you are, and she'll tell you who and what she can bring to the table.

For Realtors & Teams

Your title rep should help you build more business.

Merita's goal is not simply to be another vendor in your phone. Her goal is to become part of your growth strategy — responsive communication, smooth closings, an experienced escrow team behind her, and someone who answers when a file gets complicated.

Strategic Connections

Merita is constantly connecting agents with people, organizations and opportunities that make sense for their business — lenders, builders, investors, attorneys and colleagues worth knowing.

Business Development

Brainstorm growth strategies, partnerships, events, education and ways to create more meaningful relationships — and then actually put them on the calendar.

Education

Merita believes the best professionals never stop learning. Expect valuable conversations, classes, market information and access to expertise across the Fidelity organization.

Closing Confidence

Fidelity provides the title and escrow infrastructure while Merita helps make sure you know who to call and where to go when you need help.

Build My Business With Merita

For Builders & Developers

When the project gets bigger, your title partner should too.

Merita works with builders, developers and organizations whose needs extend well beyond one residential closing — acquisition, development, multiple properties, complex ownership structures and multi-market execution.

Acquisition & development
Multiple properties and phases
Builder and lot-takedown relationships
Multi-market and multi-state projects
Complex ownership and entity structures
Scalable, repeatable title relationships
Local execution with national resources
Executive-level introductions
Strategic partnerships

Merita understands that builders and developers aren't looking for another business card. They're looking for people who can move conversations forward.

Bring Merita the opportunity, the challenge or the idea. Her first question will be, "Who needs to be at the table?"

Discuss a Project

For Investors

Investors think beyond one transaction. So does Merita.

Individual investors, investor groups, funds, portfolio owners, residential and commercial buyers, multi-state operators and institutional relationships all need the same thing: a title relationship that can grow alongside the portfolio.

Merita's role is to make sure the title side of your strategy is never the bottleneck — the right escrow team, the right contacts, the right resources within a national organization, and one person who already knows your buy box before you call.

Merita provides title and business-development support. She does not provide investment, legal or tax advice.

Katy roots. National reach.

Katy roots.
National reach.

Merita's office may be in Katy, Texas. Her network isn't.

Between her own relationships and the Fidelity National Financial family of companies, Merita can help connect businesses, investors, builders and real estate professionals with people and resources in markets across the United States. When an opportunity crosses a state line, the conversation doesn't have to start over.

She doesn't personally handle every closing in every state — and no one should tell you they do. Available title, escrow and settlement services vary by jurisdiction and transaction. She knows how to connect you to the right people within a much larger national network.

The connector

Sometimes the most valuable thing Merita can give you is an introduction.

Real estate is a relationship business. Great opportunities often begin because the right two people ended up in the same conversation.

Merita has spent years building relationships across residential real estate, title, mortgage, development, investment, construction, business leadership and executive circles. She takes real pride in making a meaningful introduction when she believes two people or organizations could create value together.

Meet Merita

Ambition with gratitude.

Merita came to the United States as a first-generation immigrant from Albania. That beginning didn't make her career harder to explain — it made her priorities obvious. Opportunity was something you appreciated, worked for, and then created for other people.

She earned a finance degree from the University of St. Thomas, started her real estate career in 2007, spent time in corporate America, and eventually found the intersection she was built for: title, escrow and business development, where the work is equal parts strategy, service and relationships.

Today she's an AVP and Business Development Manager with Fidelity National Title, a wife, a mother and an entrepreneur at heart — the kind of person who hears about someone's goal on Tuesday and has already thought of two people they should meet by Thursday.

Success never made her too important to show up.

She still answers the phone. She still goes to the event. She still asks questions in a class she could probably teach. Accomplished without acting finished — she keeps learning, teaching, connecting, showing up, giving back and building.

Houston is home

She doesn't just work in Houston. She's rooting for it.

Houston isn't simply Merita's market. It's home.

She lives here, raises her family here, builds relationships here and genuinely loves the city she serves. Whether it's real estate, local businesses, new development, community events or cheering on the Texans, Astros, Rockets and Dynamo, Merita is deeply connected to the people and energy that make Houston Houston.

That local pride matters, because Merita isn't approaching Houston as a territory on a sales map. She's building alongside the people who live here. And while her relationships and Fidelity National Title resources extend across the country, Houston will always be home base.

The best relationships aren't built entirely inside conference rooms. Merita believes business becomes better when people actually know one another.

Top 2% in the Nation

Fidelity National Title South Texas recognition for national performance

Merita has been recognized repeatedly within the Fidelity organization throughout her career, and an earlier Houston Agent Magazine profile identified her as the No. 1 salesperson in her organization at the time of that feature.

Awards are meaningful. Relationships are what Merita values most — achievement is evidence of the way she serves people, not the reason she serves them.

Why Fidelity National Title

Personal relationships.
National strength.

You shouldn't have to choose between a relationship-driven title partner and the resources of a national leader. With Merita and Fidelity, you get both.

Scale means resources.

Fidelity National Financial is the nation's largest title insurance and settlement services company, and its family of title companies collectively issues more title policies than any other title organization in the United States.

Financial strength means confidence.

FNF is a Fortune 500 company — the highest-ranked title insurance company on that list according to its 2026 company reporting — and carries strong financial-strength ratings behind the policies it issues.

Market presence means experience.

FNF reported approximately 32.1% overall title market share based on the 12 months ending in 2025. Volume like that means very few situations are unfamiliar ones.

National reach means your relationship doesn't stop at the Texas border.

The family includes Fidelity National Title, Chicago Title, Commonwealth Land Title, Alamo Title and National Title Insurance of New York, with a footprint that supports complex and multi-market needs.

For buyers & sellers

Your closing is a big deal. It should feel like one.

No jargon, no encyclopedia. Here's what actually happens, in plain English.

What does a title company do?

A title company confirms who legally owns the property, uncovers anything recorded against it, holds the money in escrow, coordinates with your agent and lender, prepares the closing, and makes sure ownership transfers cleanly and everyone gets paid correctly.

What is title insurance?

Most insurance protects you from something that might happen later. Title insurance protects you from something that may have already happened before you bought — an old lien, a missed heir, a recording error, a forged signature. Coverage terms and exceptions are described in the policy itself.

Why does title matter?

Because you're not just buying a house; you're buying the right to own it without someone else's claim showing up. Clear title is what makes the property yours to keep, refinance or sell later.

What happens between contract and closing?

Earnest money is deposited, a title search is completed, the commitment is issued and reviewed, any issues are resolved, the lender finalizes loan documents, figures are balanced, and your closing is scheduled.

What should I expect on closing day?

Bring a valid government-issued photo ID, plan on roughly an hour, ask every question you have, and expect funds to be sent by wire rather than personal check. Never accept wiring instructions by email without calling a number you already trust to verify them.

Who do I call if I have a question?

Merita. Even if the answer belongs to an escrow officer, a lender or an attorney, she'll make sure you get to the right person quickly.

Giving back

Connections are better when they create good.

Generosity isn't an occasional marketing campaign in Merita's business. It's the operating system.

Small businesses, new agents and growing companies get her attention, her network and her genuine enthusiasm.
